How SHIP’s Head Lease Works:

SHIP signs a lease agreement with the landlord and pays the First and Last Months rent upon acquisition. The full market rent is then paid monthly directly to the landlord.

Benefits to the landlord:

  • No loss of rental income in the case of vacancy between tenants.
  • SHIP assumes responsibility for any damage attributed to the tenant.

In cases where the Head Lease does not apply, the tenant signs a lease directly with you, the landlord, which includes ongoing case management support provided by SHIP. 

On the first of each month, a portion of the rent is paid directly to you by SHIP.

Depending on the tenant’s situation, the balance will be paid one of three ways:

  • By the tenant
  • By the tenant’s social assistance program

  • Assists tenants in ensuring that maintenance and repairs are properly done in a timely manner

The job of your Tenant Relations contact is to maintain open and honest communication between you and the tenant, so we can create a stable a positive tenancy with the help of our dedicated support workers.

  • Your Tenant Relations contact meets as needed with tenants and support staff to provide oversight and assistance.
  • We value ongoing communication with your superintendent to maintain positive tenancies.
  • Professionally trained support staff can intervene on your behalf to resolve housekeeping concerns and interpersonal issues.

SHIP’s Extended Service Commitment

SHIP has an Alternative Dispute Resolution (ADR) approach and philosophy within the housing team. ADR is used to:

  • Mediate ongoing tenant concerns.
  • If needed, carry out the Landlord and Tenant Board (LTB) process at no cost to you.
  • Be a direct contact to answer your RTA questions, and provide further information and guidance concerning LTB applications or mediations.

Our Housing Teams

SHIP owns and manages capital buildings while actively pursuing housing development projects that prioritize quality, safety, and affordability. Additionally, SHIP oversees five residential properties on behalf of community partners. Currently, SHIP offers housing solutions in West Toronto, Region of Peel, and Dufferin County.

SHIP establishes impactful community partnerships to enhance housing initiatives that support recovery. Through collaboration with local organizations, government agencies, and stakeholders, SHIP works to address housing challenges, secure resources, and promote sustainable development, fostering a united effort to create positive and inclusive living environments for residents in need.

The Housing Engagement Team is focused on providing housing options for clients on our Waiting For Housing List through Housing Acquisition, Vacancy Management and Landlord Engagement.

The key functions include:

  • Housing Acquisition: Liaising with landlords to access private market housing opportunities for clients that are safe, well maintained and affordable.
  • Vacancy Management: Facilitating the transition of clients into upcoming or current vacancies within the agency. This consists of a collaboration with: Central Intake, Tenant Relations, Property Services, Finance, Program Managers (Internal and External)
  • Landlord Engagement:  Relationship building with prospective Landlords/External Stakeholders, managing existing partnerships and facilitating inquiries from the community regarding  partnership with SHIP

The Property Services team is comprised of six team members consisting of four maintenance workers one property administrator and one property operations manager. The property services team manages the in-unit maintenance requests, and building operations to ensure the standard for quality housing is achieved across our 10 capital properties and 790 head lease units. Collectively the property services team has 60 plus years of experience in property management / building maintenance.

The Tenant Relations team is comprised of 8 team members consisting of 4 Tenant Relations workers, a Rent Coordinator, an Administrative Assistant,  and a Tenant Relations Manager. The team’s focus is to ensure good communication between all, and to assist tenants in maintaining positive relationships with their landlords, neighbours, and community to maintain stable, safe, and affordable housing.
